The proposal provides a block of apartments fronting the street, with basement parking, disabled units & accessible amenity.


The proposed block respects the established build line & height of neighbouring carehome at no. 7 Russell Hill and adjacent flatted development at no. 3 Russell Hill.

Proposed massing & architectural style respects the street scene, presented in a traditional style & materials.

New homes provided on site will meet all best practice and good quality requirements, in respect of ; Technical Space Standards, Unit Area Standards, Minimum Ceiling Heights, Private and shared amenity, 10% wheelchair accessible Units, Dual Aspect Units etc.

Concerns were raised at pre-app concerning daylighting levels to 4 no. predominately side facing living areas of the lower level units 1-4. As suggested east & west facing windows, with  floor to ceiling opening lights and large lightwells, have been introduced in the flank elevations, to provide sufficient light levels.
