The conversion of Croydon College Annexe into a residential block with commercial use at Ground levels and a pedestrian walk-through gallery for public use.

The existing architectural solution for this enduring educational facility was designed in a heavy brutalist manner. A seven storey concrete structure, exposing the concrete structural elements within the facade detailing, combined with brick, stone & concrete infill panels.

The proposal transforms and extends the existing building into a modern 11 storey high flatted residential development.

To successfully utilise the brutalist character of the existing annexe building, the main task was considered a visual lightening of the facade in order to create a more modern and desirable residenital appearance. A metal weave panelling system was developed to clad the exposed concrete facades and screen the exposed balcony sides, creating a patterned layering facade which unified the building and proposed its extensions.

A contrasting light corian cladding and stone detailing were proposed to the new-build western wing extension, to create a visual dialog between the new and old.
